SiteStuff Proves 24% Reduction in Spend for Trammell Crow Company and ExxonMobil Project
SiteStuff delivers an ADA custom catalog for 3,000 locations

When Trammell Crow Company (“TCC”) and ExxonMobil (“XOM”) needed to retrofit 3,000 company-owned service stations to meet federal American Disabilities Act (“ADA”) accessibility requirements, the project team partnered with SiteStuff, Inc. (“SiteStuff”). One of the struggles for any multi-site construction project is the ability to establish standardized product specifications and to achieve consistent product pricing. With construction work scheduled at over 3,000 locations by 30+ contractors in 17 states, the material pricing varied by over 400%. By utilizing SiteStuff, the TCC team was able to provide a centralized catalog with nationally negotiated standardized pricing and products for every contractor working on the project.

Approach

1. Review Existing Project Specification – The TCC-XOM team provided SiteStuff with a complete ADA Specifications package for the project. SiteStuff reviewed the list and identified which specified products were “sourceable” and should be included in the on-line catalog.

2. Identify Alternative Products – Upon review of the existing XOM ADA Specifications package, SiteStuff identified lower cost and/or higher quality products as alternative choices. By leveraging its existing supplier base and current relationships, SiteStuff was able to offer lower cost alternatives to many of the specified items. SiteStuff presented these recommendations to the TCC-XOM team for review.

3. Negotiate National Pricing – Once the XOM ADA Specifications were revised to incorporate the SiteStuff alternative products, the final product list was taken out to bid. SiteStuff aggregated the volume of the project and negotiated national pricing based on the estimated purchase quantities.

4. Develop Customized SiteStuff “Catalog” - SiteStuff developed and built a custom catalog for the XOM ADA project. Each of the designated contractors selected to perform the ADA work were supplied with a unique login, which gave them access to the ADA catalog. The overall look of the catalog was customized to match the XOM Specification, thus aligning all the products in a single on-line catalog. By utilizing SiteStuff, XOM was able to establish a single, national, not-to-exceed price for each of the specified items, and was assured that all purchases made through SiteStuff met specifications.

5. Reporting/Tracking Requirements – Prior to the roll-out of the ADA Program, XOM, TCC and SiteStuff worked together to identify the reporting and tracking requirements for the project. The detailed reporting allowed XOM to track each individual purchase made by the contractors, as well as total spend for the project and total purchase (by item and by volume).

6. Training and Registration - SiteStuff coordinated and organized the registration and training of all the XOM ADA contractors. SiteStuff participated in introductory conference calls, conducted on-line training sessions with each of the contractors and handled all of the financial review work.

Results

By establishing a single national price for each specified product and by negotiating pricing based on the aggregated purchasing power of all of the contractors, TCC and SiteStuff delivered over $316,000 in savings to ExxonMobil for the project. This equates to a 24% reduction in the estimated total material spend for the entire program.
