Angie Joyner oversees strategic client accounts for the purchasing and services company that supports property managers throughout the country. This includes developing relationships with key client contacts and arming them with knowledge needed for informed decisions in areas such as environmental sustainability, energy and utilities savings, emergency preparedness and standardization programs. Joyner joined SiteStuff in February 2000, about a year after the company was founded. Her role has changed as the company has grown, but she has always been focused on client-relationship development and customer service.

Q: Why is your role important?
A: We specialize in commercial real estate, giving our clients a dedicated resource not only for their day-to-day procurement needs but also for their regional and corporate-wide initiatives. The research, analysis and decision making involved in these types of large projects are very time-intensive. Our team does the heavy lifting by taking on a large portion of the research and analysis, allowing our clients to focus on more critical area such as tenant satisfaction and retention.

Q: Who are some of your clients?
A: Our combined client portfolio represents over 1 billion square feet. Our clients include some of the largest and most respected companies in commercial real estate, such as CB Richard Ellis, Jones Lang LaSalle, REIT Management, PM Realty Group, The Westfield Group and Webster Bank, just to name a few.

Q: What's the most rewarding part of your job?
A: I am thrilled that I can make a true impact on initiatives that are important to our clients, such as reducing energy costs or becoming carbon neutral. When a SiteStuff client embraces our "green" offerings and commits to practicing environmentally conscious procurement, it's a great feeling to know that my team was directly involved, thereby making a positive environmental impact. Those of us involved in this industry need to do everything in our power to offset those emissions.

Q: What's the most challenging?
A: The most challenging part of my job is managing my time to make sure each of our clients and their portfolios receive the focus and attention appropriate to their needs. Our clients own and manage real estate all over. One week I may be in San Francisco, and the next week I may be in Minneapolis. I am fortunate to work with an extremely talented group of professionals.

Q: How do you help commercial real estate companies?
A: SiteStuff provides everything that building owners and managers need to operate their buildings. We have an online catalog of more than 200,000 maintenance, repair and operating supplies. We streamline the invoicing and accounting process and we simplify the bidding of building maintenance service contracts. Most importantly, we provide tools that give our clients greater insight into their operational spending. For instance, it is very difficult to know what a building in one city spends on lamps or janitorial supplies, and that makes portfolio-wide initiatives almost impossible. SiteStuff offers integrated procurement services that enable our clients to pull reports on a spend-by-MRO basis, SKU, or even their own GL codes. The more you use SiteStuff, the more valuable these reports become. My team takes that information and creates actionable, forward-thinking initiatives that can result in long-term savings. Ultimately, our goal is to help our clients reach their procurement goals more quickly while simplifying their lives.

Q: How much can they save if they use SiteStuff?
A: While it's not uncommon for our clients to save in the double digits on a line-item basis, the real value comes in the savings our clients see on long-term investments. There can be a substantial reduction in energy costs for a building if they switch to more-efficient T8 lamps or compact fluorescents. Our clients are also enthusiastic about how we alleviate the cost and time involved in processing invoices. Most often, they are processing hundreds of invoices every month. With SiteStuff, we can reduce that to just one. That's just the tip of the iceberg.

Q: What's the next frontier?
A: SiteStuff is coming off a great year. We were awarded several industry honors that recognized our growth and our procurement solutions.
We were also recently acquired by Yardi Systems, a provider of software for commercial real estate. In terms of future growth, we see several opportunities on the horizon. We are hoping to expand beyond the United States and potentially venture into residential real estate. Most importantly, our goal is to deliver superior levels of customer service to our existing clients. It's critical that we continue to fine-tune our existing offering to meet the changing needs of our clients.
